What are the egress window requirements?

Each state and municipality has their own specifications for egress windows. Here are the Greater Washington D.C. requirements that must be met when installing egress windows for basements:

In Greater Washington D.C., the net clear height opening of an egress window should not be less than 24 in
In Greater Washington D.C., the net clear width should not be less than 20 in
The exception in Greater Washington D.C. is if the grade floor or below grade openings have a net clear opening of 5 sqft
Basements egress windows must be at least 36 inches in width and height and have a fully functioning opening.
Basement windows more than 44 inches from the ground must have a ladder or steps at least 12 inches wide.
Basement egress windows must also have window wells with enough clearance for emergency escape.
